Partial or full?

Partial renovation covers renewing the plumbing and finishes of a limited area, such as the kitchen, the bathroom or a single room, and it is usually finished in less time. Full renovation takes on the whole building, from the electrical and water lines to the floor coverings, from insulation to the joinery and ceiling detail. We decide together which scope fits, taking into account the age of the building, the condition of the existing plumbing and wiring, and the budget. In an older building especially, an area that looks fine on the surface can turn out to need more work once it is properly opened up. For that reason we review the space in full detail at the survey stage.

How does the process proceed?

A renovation starts with an on site review of the existing space and a clear list of what is needed. Demolition and strip out items, the new plumbing and wiring plan and the finish materials are then fixed. During construction, electrical and water lines, plastering and screed, floor and wall coverings, paint and finally the kitchen and bathroom fit out are completed in sequence. Because each stage depends on the one before it, getting that order right has a direct bearing on how quickly the work moves. Progress is kept visible to the client throughout, through regular updates shared as the work moves forward.

What falls under the scope of a renovation?

A renovation typically covers kitchen and bathroom renewal, floor coverings such as parquet, tile or laminate, plastering and paint, plumbing and wiring renewal, joinery and door replacement, and thermal and acoustic insulation. A full renovation can also bring in a complete rewire and updated ceiling detail. Where requested, custom items such as built in storage and cabinetry can be added to the scope too. Small change requests that come up during the work are also handled with some flexibility. Materials and labour are planned separately for each item, so the work holds together as a whole.

Can renovation work be done while the space is in use?

In a partial renovation, the parts of the building outside the work area can usually stay in use, which is why this is often chosen for a kitchen or bathroom refresh. In a full renovation, dust, noise and interruptions to plumbing and wiring usually make it more practical to clear the space for a while. We plan this together at the outset, and can offer alternative arrangements as the work progresses if needed. Extra precautions can also be taken to limit dust and noise while work continues around an occupied space.

What determines the cost?

The cost of a renovation depends on the floor area being worked on, the condition of the existing plumbing and wiring, the material quality chosen and the scope of the work, partial or full. Older buildings can turn up hidden issues once work is under way, and we factor that possibility into the budget from the start. On material choice we offer options that suit the client's budget without cutting corners on quality. The final budget is set out item by item after the survey and put to the client for approval.
