How does the design process work?
Architectural design begins with a review of the plot's zoning status and the floor rights attached to it. A preliminary design follows, and the plan layout, the facade and the flow of the interior are revised in line with what the client asks for. Factors such as the orientation of the plot, its relationship to neighbouring parcels and the view are also reflected in the design decisions at this stage. We check in with the client at regular intervals throughout, to make sure the design keeps matching what they expect. Once the preliminary design is approved, it is developed into a full working design and detail drawings ready for construction.

A good architectural design is not only visually striking, it also answers the everyday needs of the people who use it. Room layout, the direction that brings in daylight, circulation space and storage are planned alongside the visual decisions. Which documents are needed?
Preparing an architectural design calls for the title deed, the zoning status document and, where a building already stands, its existing records. When these documents are complete from the start, the path from preliminary design to permit moves faster, and coordination with the contracting and engineering teams can start earlier too. Because gaps in these documents can slow the process down, we confirm every record is current and correct before applying.
Why does coordination with engineering matter?
An architectural design alone is not enough, it has to move forward in step with structural, mechanical and electrical engineering. Because the architecture and engineering teams at MRH Insaat work through the same process together, a design decision that clashes with the load bearing system is caught and corrected early. That coordination cuts down on the revisions that can otherwise surface once construction is under way, and it makes both the timeline and the budget more predictable. What determines the cost?
The scope and cost of an architectural service depend on the size of the building, its intended use (residential, commercial or mixed), the level of design detail and how many revisions are needed. A villa or another custom design can take longer to detail, while a standard housing project usually moves through the process faster. Where an additional service such as interior design is requested, that scope is agreed up front and built into the budget too. Leaving some flexibility for unforeseen changes that can surface during design also helps the process run smoothly.

The preliminary design shows the general plan layout, facade and dimensions of the building and is usually prepared for early approval. The working design is the more developed version of that design, with all the detail, dimensions and technical notes needed on site. A construction process cannot run properly without the working design.
The process needs the title deed and the current zoning status document. Where the work involves an existing building, its permit records and any floor rights information are brought into the process too. When these documents are complete, the design process moves faster.
On an urban renewal project the floor rights and ownership records of the existing building are reviewed first. The architectural design for the new building is then prepared using that data together with the current zoning status. Information is shared transparently with the rights holders throughout the process.
Yes, the plan layout and facade can be revised at the preliminary design stage in line with what you ask for. Once the working design is under way, a large change can extend the process, so it is best to settle revisions while still at the preliminary stage.
