Land Share Contracting

Land share contracting is a model where the owner of a plot develops it without transferring ownership to the contractor, in return for an agreed number of units in the finished building. Across Manavgat and Antalya, MRH Insaat runs this model under our contractor licence and through a transparent contract structure. It lets a landowner turn the value of their plot into a modern building without taking on the burden of building it themselves. It is a particularly practical, dependable solution for a landowner who has neither the time nor the technical background to manage construction themselves. This approach also protects the landowner's longer term plans for the property.

How does the land share model work?

The process starts with a review of the plot's zoning status and its floor area ratio. A share ratio is set based on the value of the plot, its location and the zoning data, and that ratio decides how many units go to the landowner and how many to the contractor. Once the parties agree, a preliminary architectural design is prepared and put to the landowner for approval. Once terms are agreed, a notarised contract records the obligations on both sides. Once the contract is signed, the project moves forward step by step against the agreed work schedule. Every decision made along the way is confirmed with the parties in writing.

How is the share ratio decided?

The share ratio depends on factors such as the property value of the area the plot sits in, the floor rights and construction area allowed under the zoning plan, and the plot's location and access. A plot in a central location with a high floor area ratio usually gives the landowner a larger share, though every plot is assessed on its own terms. The plot's street frontage, its distance from the road and how densely the surrounding area is built up also feed into that assessment. Comparable sale prices in the area are also used as a reference point when the ratio is set.

Which documents are needed?

The process calls for the plot's title deed, the current zoning status document and any existing floor rights records. Once terms are agreed, the floor rights are established, the building permit is applied for and the building inspection process runs in sequence. Every one of these steps is entered into the official record in a way that protects the landowner's rights, and the paperwork for each stage is shared with the landowner. If a document is missing or inconsistent, we recommend resolving that before the process begins.

What is the landowner's role during the process?

The landowner has the right to follow the delivery date and technical specification for the units set out in the contract. MRH Insaat keeps information flowing transparently with the landowner at every stage of construction, and works to the contract on material choice and specification throughout. A landowner who wants to can also visit the site to follow how construction is progressing. Any change requested outside the contract is put in writing and agreed between the parties.

Land share projects under urban renewal

The land share model can also apply to existing buildings identified as being at risk, as part of an urban renewal project. In these cases the ownership rights in the existing building are established first, and the floor rights and share ratio for the new building are then agreed. MRH Insaat carries out both the technical and the administrative steps on behalf of landowners with care throughout this process, and makes sure every rights holder is kept informed as it moves forward. In a building with more than one rights holder, we take particular care that shared decisions are made transparently.
