Every project is planned with its own work schedule, shaped by what the building will be used for and by the characteristics of the plot. What happens during the structural stage?

Structural work starts with the foundation excavation and the foundation concrete, then moves through formwork and reinforcement, the pouring of columns and shear walls, the floor slabs and finally the roof. Close agreement with the structural design and the approved working drawings at this stage is what decides the safety of the load bearing system. Reinforcement and formwork are checked carefully before any concrete is poured, and samples are taken afterward to track the strength the concrete reaches. Records are also kept of every material delivered to site, so each item of work stays traceable.

How does the finishing stage proceed?

Once the structural work is complete, the finishing items take over: plastering, screed, insulation, plumbing and electrical first fix, joinery, floor and wall coverings, paint and the kitchen and bathroom fit out. This is the stage that gets the building ready to use and sets its visual quality. The order these items are carried out in, for instance finishing the plumbing and wiring before plastering, has a direct bearing on both the quality of the work and how easy the building is to maintain later. We offer material and colour alternatives that match what the client wants, so the finished space has its own character. Quality checks are also carried out separately as each item is completed.

How is the process managed?

A general construction project starts with a work schedule and material plan, and the site organisation is set up from there. By keeping the structural and finishing crews under one roof, MRH Insaat keeps time loss between trades to a minimum and follows site safety rules at every point on site. Site management also means matching the material delivery schedule to the work programme, so that delay risks are spotted ahead of time. Why does material quality matter?

The concrete class used, the quality of the reinforcement steel and the right choice of insulation material all shape both how durable the building is and what it costs to maintain over the years. Saving money with lower quality material can turn into a much higher repair bill later, so we do not cut corners on material choice. For waterproofing and exterior cladding in particular, we choose products suited to the local climate. We also prioritise reliability and continuity when choosing suppliers, to keep material related delays off the site.

What determines the cost?

The cost of general construction depends on the floor area, the number of storeys, the material class chosen and the ground conditions on the plot. At contract stage either a unit price or a lump sum method is agreed, giving the client a transparent, predictable budget. When the material class is upgraded or the scope of the project is extended, the effect on the budget is worked through with the client beforehand. The client can follow spending items clearly through regular reports throughout the process.

Structural work covers the items that make up the load bearing system: the foundation, columns, beams and slabs. Under the unit price method each item of work is priced separately and paid according to the quantity actually completed, which suits a project whose scope may change along the way.
