Construction Contracting

Construction contracting means carrying out every stage of a project, from design through official permits to turnkey construction, on land or in a building owned by the client, exactly to the terms of the contract. Across Manavgat and Antalya, MRH Insaat takes on contracting work end to end, in line with what the client asks for. We work with the same care for corporate clients on commercial buildings as we do for individual clients on housing and villa projects. Our contracting service is aimed at letting the client complete their project with confidence, without having to deal with the technical detail themselves. How does the contracting process work?

The process starts with a joint review of the plot's zoning status and what the client expects. Architectural and engineering designs follow, and a cost estimate is prepared to fix the budget. Once the building permit is granted, the site is set up and construction moves forward against the work schedule set in the contract. Progress and spending are confirmed together at regular payment periods throughout the process. Once the project is complete, the occupancy permit process is also followed as part of the contracting service. Preliminary discussions held before the contract is signed settle both sides' expectations and head off later disputes.

Unit price or lump sum?

Contracting agreements use one of two main pricing methods. Under the unit price method each item of work is priced separately and paid against the quantity actually built, and this suits a project whose scope is not fully fixed or may change along the way. Under the lump sum method the total cost is fixed from the start, giving the client budget certainty on a project whose scope is well defined. We decide together which method fits, based on the scope of the project and what matters most to the client. The choice between the two methods is discussed with the client in detail before the contract is signed. Under either method, payment periods are documented with jointly signed records.

Which documents and permits are needed?

The contracting process needs the title deed, the zoning status document, the architectural and structural designs, the building permit and the service agreement with the building inspection firm. Having these documents complete and ready on time has a direct bearing on whether construction keeps to the contract schedule. Any delay that can arise in the paperwork is anticipated at the start of the work programme and built into the schedule. Correspondence and applications with official bodies are tracked regularly on the client's behalf. When needed, additional technical reports are also brought into the process to strengthen the application file.

How is oversight and transparency maintained throughout?

MRH Insaat keeps information flowing regularly with the client throughout the contracting process, and the work completed and the spending in each payment period is recorded. Independent checks carried out by the building inspection firm confirm that the project is moving forward in line with the engineering designs and the regulations. A client who wants to can visit the site at any time to see the work in progress. Progress reports with photographs are also prepared and shared with the client at each payment period. This transparency helps the client keep confidence in the process from start to finish.

What determines the cost?

The cost of a contracting project depends on the size of the building, the material class chosen, the ground conditions and the pricing method agreed, unit price or lump sum. A careful cost estimate and budget prepared at the outset heads off surprise cost increases for the client later on. Any extra work requested outside the contracted scope is priced separately and confirmed with the client. This transparent approach is what lets a contracting project close out on the budget the client expected.
